My take on it is that when you're buying a home at Sun Peaks, the realtors up here think of you as neighbours first and customers second.

If you're considering buying a vacation property at Sun Peaks which you intend to rent out to visitors when you're not using it, it's extremely important that you get educated about Canadian tax laws as they relate to non-resident property owners. These laws are actually very simple (can be explained in a five minute conversation with an accountant) and we suspect that very few non-resident Sun Peaks property owners actually end up paying Canadian income tax on their Sun Peaks rental properties.
We suggest you contact Dwayne Dueck (the accountant for the majority of our non-resident owners) at some point during your due diligence whether you decide to use him or not after you purchase. He is extremely knowledgeable and handles many non-resident owners of Sun Peaks properties and will be happy to answer your questions.
In 2020 the landscape for nightly rental accomodations insurance seemed to change dramatically. Several of my property owners were informed that their insurance would not indemnify them unless they exlusively listed their homes with Airbnb or VRBO, two of the largest platforms that have renters insurance of their own. In short, these companies were only interested in insuring homes for short term rentals where insurnace already existed. What a racket!
I asked my home owners to supply the names of the insurance companies they currently dealt with hoping to provide owners in general with a list of insurance options they could try. I've only listed the companies that more than one home owner said they used. We make no claim that any of these companies will continue to offer reasonable or affordable nightly rental options. But hopefully, if you're without insurance presently, this list is a good place to start:
The most common response from my owners was that they used Capri Insurance. I also use the for my home and business insurance package and have thankfully never need to try to collect on a claim so can't say how they handled a situation like that, but in terms of easy to work with and friendly people, they are definitely worth a call. And they have a local Kamloops office.
